Dilapidations:
A Schedule of Dilapidations identifies, by reference to the repairing covenants in the lease, where the tenant is in breach. The works required to return the property to the condition anticipated by the lease will be set out, together with costs.
The schedule is usually prepared by a chartered surveyor on behalf of the landlord and will be issued to the tenant by the landlord's solicitor.
An assessment of dilapidations liability can be provided to tenants wishing to better understand their responsibilities, prior to the end of the term.
