Specific Defect Reports:
This is a shorter report which will focus on a specific defect or perceived problem. The level of detail in terms of the investigation and report is similar to a Building Survey however the whole of the property is not reported on, just the matter of concern.

Clients commissioning this type of report will often have concerns in respect of a specific issue. Our investigation and advice can give reassurance and will, where appropriate, advise on the nature and extent of the problem and will give guidance on the repairs needed and their likely cost.

In some cases this will give reassurance and enable a client to proceed to purchase or, if necessary, enable them to renegotiate the purchase price.

This type of report is often used when a surveyor acting for a mortgage lender has identified a specific defect requiring further investigation and advice.

It is also used by clients who have noticed changes in their property such as the appearance of cracks or areas of dampness.
