Schedule of Condition:
Schedules of condition provide a comprehensive record of the condition of a building at a point in time.
At the commencement of a lease a detailed schedule including photographs and descriptive text can provide reliable evidence of the property’s condition when, at the end of the term, tenants repairing liabilities are being assessed.
This type of report can also be used prior to commencement of building works, an accurate and independent record of condition prepared by a Chartered Building Surveyor providing reliable evidence in the event of damage or significant changes occurring
What is included in a Schedule of Condition?
The inspection and report will typically include:

A drone survey can be carried out to capture the condition of roof coverings

A report with annotated photographs, highlighting any defects or disrepair
How will the report be presented?
The report will be provided as an A4 PDF document, with a brief introduction and summary explaining the scope of our instruction and the condition of the property.
A series of annotated photographs will be included, scaled to show the required level of detail clearly in each photograph.
